Virtual staging, by contrast, enhances real property photos by digitally adding furniture and décor for marketing purposes only, typically at a fraction of that cost (often under £200 for a set of staged rooms). The process is simple: 1. Select your package on our website. 2. Fill out the form and upload the photos of the rooms you'd like staged. 3. Complete the payment checkout. Once payment is confirmed and the submitted photos are suitable for staging, our team will begin working on your images. If we notice that a photo may not work well for staging, we will let you know before starting. Your virtually staged photos will then be delivered to you by email in high resolution, ready to use for property listings, brochures, or marketing materials.

For best results, please send high-quality, landscape (horizontal) photos taken in good lighting. Images should be clear, well-focused, and show the full room where possible. Photos taken on modern smartphones or professional cameras usually work very well. Please upload one photo per room only. If multiple angles of the same room are submitted, we will stage only one image unless additional images are purchased separately. To maximise value, we recommend selecting different rooms (e.g., living room, bedroom, kitchen) rather than multiple angles of the same space. Please note that low-quality, blurry, heavily compressed, or very dark images cannot be processed, as they do not allow for realistic staging.

No. Professional photos can help, but they are not required. Many clients simply send photos taken during a property viewing or by the agent. The most important thing is that the room is clearly visible, well lit, and photographed from a natural perspective. Higher-quality photos will always produce the best staging results.

One room equals one photo and one perspective of a space. To maintain accuracy and realistic results, we stage only one perspective per room. When submitting your photos, please upload one photo per room. For example: A 5-room package includes 5 staged photos of 5 different rooms.

Most projects are delivered within 48 hours. Larger orders may take up to 72 hours, depending on volume.

Yes. Each package includes revision rounds so you can fine-tune furniture, styling, and layout details. If you require major changes or additional revisions beyond your included rounds, we’re happy to accommodate them for an additional fee.

Absolutely. You’re welcome to share any style preferences, such as modern, classic, Scandinavian, minimal, or specific colour schemes (warm, neutral, monochrome, etc.). If no preference is given, we’ll select a style that best suits the space, target audience, and property type. Most agents prefer this option, as it saves time and ensures a cohesive, market-appropriate result.

No. We keep the original layout, walls, windows, and proportions intact. Only furniture and decorative elements are added.

Yes. All images are optimised for major UK property portals and marketing materials.

Upon full payment, you receive a licence to use the final staged images for marketing and promotional purposes related to the specific property for which they were created. This includes listings, websites, social media, brochures, and advertisements. Marlowe Real Estate Group Ltd retains ownership of the underlying copyright and production methods.

Yes. While we mainly work with estate agents, we also support developers and private sellers.

If, after using the included revisions, the final result still doesn’t meet your expectations, we’re happy to discuss the situation with you. However, as each project involves custom work and time investment, refunds are not offered once revisions have been completed. Our standard turnaround time is: • Starter Pack & Pro Pack: approximately 72 hours • Agency Pack: approximately 48 hours (priority handling) Turnaround begins once full payment and all required materials (photos and instructions) have been received in complete and usable form. Turnaround times are calculated in business days (Monday–Friday, excluding public holidays in England & Wales) from the next business day after receipt of payment and materials. Please note that turnaround refers to the first delivery only. Revision rounds are not included in the initial timeframe. Each revision request is treated as a new production step and may add approximately 24–48 hours, depending on complexity and current workload. All delivery times are estimates. While we always aim to deliver as quickly as possible, we prioritise accuracy, realism, and high-quality results in every project.

Yes — virtual staging is widely used in the UK property market and is permitted, provided it is not misleading. Under UK consumer protection and advertising standards, marketing materials must not misrepresent a property. For this reason, virtually staged images should be clearly identified as digitally enhanced or virtually staged. We recommend that agents include a simple disclosure such as “This image has been digitally staged for illustrative purposes.” While we provide realistic and professional visuals, clients remain responsible for ensuring their listings comply with applicable advertising and property marketing regulations.

Because our services are digital and made-to-order, production may begin shortly after purchase. If you need to cancel your order, please contact us as soon as possible. Cancellations requested before work has commenced may be eligible for a partial refund, in line with our Refund Policy. Once production has begun, orders become non-refundable due to the customised nature of the service. If you wish to make changes to your order after production has started (for example, switching styles or submitting new instructions), this may be treated as a revision or a new production request and could incur an additional fee, depending on the scope of the changes.
